New Orleans Warehouse District An overview of whats Happenings !
My initial interest in the warehouse district started off as a place to sell condos. It has developed into an understanding of why it is becoming a hot real estate area. Its vibrant , it old , its trendy, and you are close to everything. You can walk to the French Quarter or you can ride the street car to Audubon Park. You can enjoy yourself for several days while not even using your car. The trasformations of former warehouses and office buildings makes for a variety of housing not usually seen in the Southern United States. They are not called lofts here, but warehouse condos. These condos come in a variety of sizes, ages, styles, and many are almost new except for the fronts.
Warehouse condos, downtown living
The initial trend was to convert old warehouses and office to condo units and rentals. The tax credits for developers helped the current surge in units and new construction. The historic nature of the buildings had to be kept in tack for the tax credit. The initial renovations have turned much larger with new construction such as 625 St. Charles and even newer developements like the Sugarmill Plantation where the exterior wall are kept in tack but it is essentially new construction. At each phase the units have gotton more expensive and the developers are offering more. It is getting harder to find units below 200k and most 2 bedroom units are going to be over 200k as 2005 is here.Under 200k are more likely one bedroom units. Getting a condo with parking is really a plus even though you may not need it that often if you work downtown.
Warehouse District Condos and Lofts
The area is one of the hotest real estate areas in the New Orleans Metro market. The trend is to nicer finished units and comversions from rentals that are the value plays. New projects are on the drawing board. Some sell out quickly because of location and style. Others will not be as fast, but prices are going up with each developement. The population in this area of town could easily double in the next 3-4 years as more condos come on line.
The New Orleans Convention Center
The New Orleans Convention is the major driver for the tourist industry bringing large conventions and meetings to town. Hotels, restaurants, shopping have grown to support the convention center and the tourist that come to town. Its an easy walk to the French Quarter, the Superdome, museums and much more.
Weekly Cruise ships sail down the Mississippi River.
Several cruise lines dock in season for weekly cruises to the Caribean and Mexico. They dock next to the River Walk and generally come and go on the weekends. Many people and and stay a few days in town before or after the cruise. Many of the same hotels built for the conventions center now handle this segment of the tourist trade. Riverwalk Mall
Part of the New Orleans 1984 Worlds Fair gave us the Riverwalk. Was one of the first areas opened for tourist along the Mississippi in the downtown area. The Cruise ship terminals are beneigth the shopping area and use these warves while in port. The Riverwalk is a large shopping complex right on the Mississippi River. There are some great shops there and the mall's decoration is in keeping with the Madris theme of New Orleans. There is a great food licensed food court also at the far end where you can sit inside or outside overlooking the Mississippi. Close to the Aquarium and the River Cruises. Open Monday-Saturday 10am - 9pm and Sunday 11am - 7pm. Restaurants, bars and cafes may open early and close late. .

Hotels are Abundant
The Ambassador Located in the newly trendy Arts and Warehouse District, the hotel has been constructed of three 19th-century warehouses and retains its unique atmosphere and charm. Rooms feature brick walls and hardwood floors, coffee makers, and pets are allowed. It's within just a few blocks of Harrah's Casino, the French Quarter and Riverwalk.
Baronne Plaza This elegant Art Deco structure boasts a lobby with columns, marble flooring, stained glass and friendly personnel. Just a block into the CBD from Canal Street, the location is great for access to the French Quarter, shopping, dining, and Harrah's casino. Rooms feature coffee makers, modem ports, cable television, free daily newspaper and in-room movies.
The Cotton Exchange Just across Canal Street from the French Quarter is this boutique hotel with 102 guestrooms and suites, constructed out of the old Cotton Exchange building in the Central Business District. Each room offers high ceilings and huge windows, Internet access, Web TV, cable television, coffee maker, iron and ironing board, hair dryer and climate control. The hotel has a lovely rooftop pool and a bar/lounge.
Omni Royal Crescent This hotel boasts gorgeously decorated rooms and suites and customer service beyond reproach. Rooms are elegant and opulently furnished in a Victorian theme. The hotel has a rooftop dipping pool, sauna and two hot tubs, a full-service restaurant, a Kid's Club, and pets are allowed. All rooms have one bed only, and roll-aways are not available.

Second homes
Great place to have a second home for Business and Pleasure. You are close to the French Quarter but far enough away to enjoy other things. Many of our clients use this as a weekend getaway as it is very different from most places in the United States. Your can rent your second home for 6 months of the year when you are not using it. The appreciation is also a bonus.
