Warehouse District Condos located along and near to the Mississippi River in Downtown New Orleans offers Real Estate that was once warehouses, factories and commercial building dating to the early 1800's that have been renovated and turned into luxury, studio, and everyday condos for people that want to be downtown. Some have great views of the downtown skyline and the more expensive ones overlooking the mighty Mississippi River. The conversion of the 269 Cotton Mill units from rentals to condos is in progess. The current renters will have until the middle of August to buy their current units. The first phase of the developememt will be 63 units . One and Two bedrooms units will be availiable. They range in size from 657Sq. Ft. to 1260 Sq. Ft., there are 17 penthouse units which have already been sold when the property was first developed. The prices will range from 140k to 267k. The units have high ceilings and 10'-14' windows. Condo Fees replace expenses of a single family home
Condo fees , are used for the general maintaince of the entire structure , pools , common areas , parking , security and insurance. Insurance is a huge expense for home owners, homeowners and flood insurance. You will have to get your own insurance for contents and interior insurance of your condo. The association will not cover interior damage. A good condo association should have reserves to take care of the day to day maintaince of the units. When the condo association starts running out of money they will vote for a special assesment, this should enter into your decision. Owning a 200k single family home it is very easy to have these monthly expenses and repairs, but in a condo it is paid monthly in the fees and carried out by the association. Keeping up the inits will lead to further appreciation.

CONDOS ANOTHER CHOICE !
Condos offer you a choice to own something and have the same financial benefits of owning without the upkeep and hassle of a yard. You will pay condo fees that cover such things as general maintaince, yard care, termite contracts, water , and other items that vary with the accociation. There will be a choice of condos for the beginner that cannot afford a house and the choice to down scale and have things taken care of for you. Since land is expensive in this area your largest savings come from not have the lot price in the cost. My son in law bought a condo in Rue Chardoney in Kenner because he could get 1700 SQ. FT. 3/2 for in the 120s where a comparable home would have cost him 40-50k more.
There are several types of condos in styles and in legal status
1.Fee simple where you actually own the land and the fees are for the general area upkeep. There are not many of these in the area but an example of these is Bourdeaux Village in Kenner which does have low condo fees but you will be required to most of the maintaince yourselves. 2. Conversion from apartment complexes that have the look and feel of an apt. but you own your apt. These are generally cheaper and do not have washer and dryer hook-ups. 3.Condo developement, Built as a condo developement that has pool, tennis courts, and more green space. They are usually larger units for families and people that do not want a home. 4.High Rise condos, these are going to be more expensive and are generally built for location and a view such as the warehouse conversions and the new condos along the lakefront.
