New Orleans Condos/Lofts Warehouse District- Downtown Living in CBD

Warehouse District Condos located along and near to the Mississippi River in Downtown New Orleans offers Real Estate that was once warehouses, factories and commercial building dating to the early 1800's that have been renovated and turned into luxury, studio, and everyday condos for people that want to be downtown. Some have great views of the downtown skyline and the more expensive ones overlooking the mighty Mississippi River. It is a walk to downtown office complexs, the New Orleans Convention Center and a short hop to the French Quarter.

 Federal Fiber Mills Condos

Designed in 1904 by architects Favrot and Livaudals the warehouse was completed in 1907 and used for the production of rope, largely for ships in port. It was used as a pavilion for the 1984 New Orleans World´s Fair. The old rope factory, built of heavy timber, is an interesting study of conversion efficiency. Over one million dollars was spent on initial cleanup with a deep desire to preserve the character and flavor of both the New Orleans tan bricks and the first growth heart of Southern yellow pine. Because the building is listed on the National Register for Historic Places, strict guidelines for modification of the structure were followed. A fireplace which was part of the old office had each of its 1,000 bricks numbered so it could be assembled as it was. Degrading a dock-high floor allowed for apartments with loft bedrooms. Creating three levels out of two floors and adding a penthouse to the roof, generated substantial additional square footage and exceptionally nice spaces. The conversion led to 140 units all being different floorplans to take advantage of the historical nature of the structure. No 2 units are alike and are spread over the 5 floors.
 
The condos feature valet parking and one off street parking space per unit. A 24 hour doorman and an on site security officer, elevators, high ceilings, cypress beams, brick walls, large rooms make this a truly unique place to live. An inground pool and court yard , clubhouse, exersize room with equiptment, large lobby. The condo fees include basic cable, heating and cooling, water, exterior insurance, termite contract, upkeep of property and common areas. There are one bedroom units that range in size from approximately 500 sq. ft. to almost 900 sq. ft.. The prices on these units range form 150k to 200k depending on the condition and size of the units.  Most of the 2 bedrooms  will be in the 1000 sq. ft to 1300 sq. ft. and the price will vary from 210k to 250k plus. The Penthouse units will be much more and range up to 1700sq. ft. The condos fees start at around $500 per month but remember the heating and cooling is included . Cotton Mills Condos Conversions, Warehouse District 
Corner of Annuncation and Poeyfarre, New Orleans

 
  The conversion of the 269 Cotton Mill units from rentals to condos is in progess. The current renters will have until the middle of August to buy their current units. The first phase of the developememt will be 63 units . One and Two bedrooms units will be availiable. They range in size from 657Sq. Ft. to 1260 Sq. Ft., there are 17 penthouse units which have already been sold when the property was first developed. The prices will range from 140k to 267k. The units have high ceilings and 10'-14' windows. Most of the units have 20' ceilings with exposed cypress beams with iron connectors.The condos will be upgraded with new kitchens, granite countertops, new cabinets, stainless steel appliances, solid wood doors. Some updates in the ceramic tiles in bathrooms and kitchens. Features include a 25,000 Sq. Ft. courtyard, security guard, pool, social center, The units will be phased in for sale so as not to put all the units on sale at once. Update 11-01-04 Phase one has been completed and sales on phase 2 are rapidly proceeding. It will take some time for the updating the units but expect 60-75 days for completition once an offer is accepted . Henderson Condos
700 Commerce St. Warehouse District

 

 Henderson condos are a 3 story building 60 unit condo in the center of the warehouse district within walking distance of the casino and the Riverwalk. Rooftop clubhouse, jacuzzi, high ceilings, A combination of one and two bedroom units. The sales from 2004 have ranged from the 150k to the 190k range. The units vary in size, view, and condition for the one and two bedrooms units. Some units dont have the greatest of views. Units are entered thru atrium.
 

Bakery Condos
1111 St. Peters Street Warehouse District

 

 The Bakery Condos renovated in 2003 has 66 units in a four story 75 Year old building near the Convention Center in the Warehouse District . It is across the street from the Federal Fiber Mills. The small one bedroom make upo the majority of the units with, larger one bedrooms, 2 bedroooms, and 18 penthouses on the upper floors. The Bakery features gated parking, a rooftop pool, fitness center, keypad entry. The small units initially sold for around 108k, for under 500 sq. ft. with the prices going up for the larger size one bedroom units. The condo fees start at $150 and average $200 per month and up as the units get larger. There have been few resales since the renovations but the units  have solid appreciation. Pictured above is the park across from the Federal Mills, the Bakery Condos are to the left.
 

Magazine Place Condos
760 Magazine St. Warehouse District

 

 Magazine Place Condos in the Warehouse District was renovated in 2003 features 57 units of one and two bedroom starting at under 600sq. ft. up to 1200 plus sq. ft. The 3 story building and Condo association  have a fitness center, courtyard, roof top spa, secure off street parking, stackable washer/dryer units, wood floors, and various upgrades. The one bedroom units varied in price from the 150k range to almost 200k based on location and size of the units. The two bedroom units started in the 220k range and also vary due to location and size. The Two bedroom units do have two baths with a larger master. Having just been renovated they should all be in great shape and have shown good appreciation since opening. Some units do have balconies. Most of the resales in 2004 have been in the 250k range and up. There is one sale below 200k. Just ask for comparables on past sales.
 

Gallery Row Condos

Gallery Row Condos are new for 2004  with 48 units on 4 floors with the units being on floors 2,3 and 4. Most of the 2 bedrooms costing over 200k are on their 3rd and 4th floors. The smaller units started in the 120s but most units sold in the 170k to 250k range. The newly renovated units feature stainless appliances, stone counter tops,parking,pool,fitness center,and within walking distance to the CBD attractions. Most of the 2 bedrooms are on the upper floors and all sold in the 220k plus range,some having 2 baths. The one bedrooms varied in size,view,and of course price. some sold without renovations but most have been remodeled. There are no resales yet with some units still being renovated. Once the renovations are complete and we see the resales , I expect some nice appreciation because the original buyers had to wait for renovation and completion.  
 

Whitney & Sloo Condos

 Whitney and Sloo Lofts are a 27 unit 4 story building with parking on the ground floor. Renovated in 1997 with woods floors, city views, full size washer and dryers, rustic wood beams, elevators,  roof top deck, offers larger than the normal warehouse units. It was at this time that the District became a place to live and there was a need for larger units for people that were used to homes and needed larger units. The 2 bedroom units start at 1400 sq. ft. with most being in the 1600 sq. ft. to 2000 sq. ft. range with some bigger penthouse units. These units are going to be between 300k-400k. The smaller units are on the lower floors. Many of the units have special touches. The location on the corner of Tchoupitoulas and Notre Dame is close to all.
 

625 St. Charles Condos
625 St. Charles Warehouse District

 

 625 St. Charles Ave Condos are the upper end of the New Orleans Condos market. Completed in 2002 the 37 units in an 11 story building features larger units with fabulous views of the city. The Luxury high rise features a parking garage, pool, 24 hour security, Concierge, 3 reception rooms, wood floors, 10' ceilings, private storage rooms, balconies, exercise rooms, pool, hardwood floors, marble baths, granite counter tops, gas stoves, and much more. The 2 and 3 bedrooms units start in K 500k range up to a million plus and the sizes of the units vary sq 1300sq. ft. to 200 sq. ft.. Some great penthouses. The condo fees start at $569 per month and includes gas. Some of the units were sold as shells and the purchasers finished them off as they wished. These are basically upscale homes in a high rise setting.
 

One Canal Place
3 Poydras Street Warehouse District

 

 
 One Canal Place opened in 1995 features larger units of 1700 sq. ft. plus condos overlooking the Mississippi River and the French Quarter. The 14 story building has 80 units of high end condos with fantastic views. Parking garage, terraces, garners, pool, exercise room, gourmet kitchens, high ceilings, reception facilities, 24 hour security, open floor plans, built in storage, and much more. the units are going to be open floor plans and lots of windows to take in the view. The prices are going to start at about the 600k range. Its in the center of town at the end of Poydras. Free Saints season tickets if you purchase any unit thru Eric And Patti, you may be dissapointed in the game but what a great place to watch the loses pile up.
